Sea Pines seawall repair and drainage planning
Start at the wall, then trace the outlet and access route. Sea Pines has a dedicated engineering study that helps identify questions a property assessment must answer.
Describe your project on this page ↓Locate every outlet before changing the wall
Sea Pines investigators combined county outfall data with a boat inspection on June 10, 2025 to identify outlets and sediment accumulation. That is a useful approach for an owner: mark visible pipes, ask about concealed connections and compare field observations with plans. A blank spot on a map does not establish that no drain exists. Separate three kinds of work
- Structural repair: determine whether the cap, panels, support system or retained soil is failing.
- Drainage correction: identify where water comes from and where the proposed outlet leads.
- Channel access: verify the route and current water conditions needed for equipment.
The study’s 2025 investigations found fine sediment over limestone and localized shoaling, with seagrass mainly in entrance and open-water areas. These sampled findings help frame investigation, but cannot establish rock levels or habitat beside your wall. Pasco County Sea Pines Dredge Feasibility Study, March 2026
Sea Pines lies at the western boundary of the Hammock Creek watershed. A separate district budget identifies flood-protection work near Lafitte Drive; it is a public drainage project, not a grant or repair commitment for an individual seawall. Interior canals and the entrance route
The March 2026 county study describes about 3.2 miles of Sea Pines residential canals and a 2.9-mile entrance channel toward the Nature Coast Aquatic Preserve. Interior canals are largely seawalled, with projecting docks influencing available space. Those network dimensions describe the study area, not the usable depth or access clearance at any particular home.
Use the study without treating it as your survey
Prepare measurements and records specific to the wall that needs work.
Show the dock projections
Include your dock and neighboring structures when discussing usable canal width.

Track the two public workstreams
Check the county channel page separately from Lafitte Drive drainage planning. Sea Pines channel engineering is in final review as of October 2026, with permitting next.

Coordinate wall, outlet and access approvals
| Starting point | What to resolve | Prepare and look up |
|---|---|---|
Pasco Building Construction | Wall application, drainage plans when applicable and inspections. | Call 727-847-8126, option 5; bring the survey, outlet locations and proposed scope. |
Sea Pines Civic Association | Private ramp and common-property access. | Confirm permission for the Mako Drive ramp or Southwind Park before including either in construction logistics. |
Environmental permitting agencies | Applicable surface-water, habitat and federal review. | Ask which agency handles the specific footprint; county approval does not replace other required approvals. |
Keep structural and drainage allowances visible
Request separate allowances for investigating the wall footing, handling excavated material, modifying outlets and restoring the yard. Keep any access-channel or drainage project outside the private wall scope clearly identified.
Published planning ranges, not a quote. Confirm design, permits, removal, access and restoration in the final proposal.

Sea Pines & the Mako Drive Canal Network project questions
Does the study mean the soil under my wall is limestone?
It reports limestone and overlying sediment at investigated locations. A designer must determine what information is needed at your actual wall footing.
Is the Mako Drive ramp a public construction launch?
The association describes it as a private amenity. Obtain current use and equipment permission rather than assuming access from membership or proximity.
Keep planning
