Prepare your project request

Start at the shared edges

A continuous-looking cap can hide separate owners, different structures and mismatched elevations. Put each parcel’s wall ends and proposed connections on the project plan. Ask the designer to explain how one owner’s repair meets the adjoining wall.

Keep a permit log for each structure

Pasco’s in-water affidavit requires a separate application for each individual structure. Coordinating a contractor visit does not combine the owners’ permissions or make one seawall permit cover every dock and lift. Agree who is responsible for each application and inspection.

Resolve access before discussing savings

  • Identify the owner of the driveway, dock or ramp proposed for equipment.
  • Record load limits, available space and the restoration agreement.
  • Ask for separate prices and a clearly stated shared-mobilization allowance.
  • Set out what changes if a participant delays or withdraws.

Do not put private addresses or neighbors’ contact information in a public group name. Any invitation should let each owner choose whether to share their own details.

Plan the sequence around actual readiness

A preferred date is not a permit decision. List outstanding surveys, associations’ approvals and environmental reviews. For a canal-end property, the county riparian-survey requirement can affect what needs resolving before pricing. Keep urgent structural concerns out of a routine wait-for-the-group timetable.

Which decisions can neighbors share?

Coordinate logistics while keeping responsibilities clear
Can be discussed togetherKeep property-specific
A possible equipment route and timing window
Each owner’s actual access permission and responsibility for restoration.
A common request for comparable proposals
Each wall’s assessment, design, retained components and contract.
A shared project update meeting
Each owner’s approvals, payments, warranty and decision to proceed.

Start with a short expression of interest rather than collecting commitments or deposits. Record which owners want information and which questions are unresolved. Do not promise a discount or a single permit route simply because the walls adjoin.

What belongs on the first coordination sheet?

  • Property addresses, the participating owner for each and the preferred contact method.
  • A sketch showing individual wall segments and proposed access, without treating it as a survey.
  • Known assessments, dock/lift work and pending property transactions.
  • Shared timing preferences, plus dates that are unavailable.
  • Decisions that must remain separate and the person keeping the meeting notes.

Ask the contractor to price any shared logistics explicitly and state what changes if one owner withdraws. Keep a fallback access and schedule plan for each property. If one wall needs urgent attention, that owner should not have to wait for the whole group to organize.

For county parcels, the requirement for separate applications for individual in-water structures still needs to be reflected in the permit plan. Coordinate the documents without assuming the group is one structure or one legal client.

Common questions

Does a group guarantee a lower price?

No. Ask the contractor to quantify any shared setup saving and the conditions attached to it. Different wall designs and access can still produce different prices.

Can one neighbor approve access for everyone?

Each affected owner or authorized association must approve the relevant access. A group organizer does not gain authority over another parcel.

What happens when I send the group request?

We receive it and pass it to a local marine contractor, and you get an invitation link to share. Each neighbor who joins sends their own request with their own consent.
